Then consider how that space currently works for you. Is the house genuinely too small, or is the problem the layout? Which rooms need more space? Are there areas you rarely use? Would your next home need to be larger, could it remain roughly the same size, or might a better design allow it to be smaller?
The dashboard then provides some wider context by showing the typical floor area of comparable properties nationally and within different local authorities and postcode districts.
Floor area alone cannot determine the plot size you need. Access, parking, garden space, drainage, orientation, planning requirements and the shape of the site all matter. However, establishing a realistic house size can stop the land search becoming detached from the actual project.
A three-bedroom house does not automatically require a one-acre plot. Starting with evidence from your current home and comparable properties gives you a much firmer basis for deciding what you need before setting your plot criteria.

This interactive dashboard uses more than 8.5 million domestic Energy Performance Certificate records to show typical internal floor areas across England and Wales. You can compare property types nationally, by local authority and by postcode district.
The results provide an evidence-based starting point for developing a self-build brief, assessing whether a proposed home is unusually large or small, or simply understanding the existing homes in a particular area.

This interactive dashboard analyses 15,399,257 properties using domestic Energy Performance Certificate records lodged between 2010 and 2026. It allows you to compare typical internal floor areas across England and Wales by property type, region, local authority and postcode district.
Rather than giving you one national average, it shows the median floor area, the spread of property sizes and the number of records supporting each result.

Would the next home need to be larger?

Might a smaller, more carefully designed home still meet your needs?
You can then use the dashboard to compare your existing home with properties meeting your requirements nationally and within your local area.
This provides a more realistic starting point for your specification before you decide what sort of plot you need.

You can then select a region to compare local authorities within that part of England or Wales. Select a local authority to explore the postcode districts that cover that area.

The postcode results use postcode districts, represented by the first part of a postcode, such as BA1, W4 or CF14. They do not represent an individual street or complete postcode.
Some postcode districts cross local-authority boundaries. Where this happens, the result represents the complete postcode district rather than only the portion within the selected authority.

These figures provide useful national context, but property sizes can vary between areas because of housing age, density, land values, local building traditions and the types of development found there.
The headline result is the median floor area, rather than the arithmetic mean. The median is the middle property after arranging all the recorded floor areas from smallest to largest. Half of the properties are smaller than the median and half are larger.
This generally provides a more useful description of a typical home because a relatively small number of exceptionally large properties can pull the mean upwards.
Imagine five homes measuring:
60 m²
70 m²
80 m²
90 m²
200 m²
The arithmetic mean is 100 m², but four of the five properties are smaller than that. The median is 80 m², which provides a more representative central figure.
The dashboard shows the mean as supporting information, but the median is used as the main benchmark throughout this page.
A single median cannot describe the full variety of properties within an area. The dashboard therefore provides two additional ranges.
The middle 50% range runs from the 25th percentile to the 75th percentile.
Half of the properties in the selected group fall within this range. It provides the clearest indication of sizes that could reasonably be described as common or typical.
If the middle 50% range is 75 to 103 m²:
One quarter of properties are smaller than 75 m²
Half are between 75 and 103 m²
One quarter are larger than 103 m²
The broad 80% range runs from the 10th percentile to the 90th percentile.
It contains 80% of the properties while excluding the smallest 10% and largest 10%. This provides a broader picture of the sizes normally found without allowing the most extreme properties to dominate the result, because there appeared to be some clear errors in the dataset.
A proposed home outside this range is not necessarily wrong it simply means that its floor area would be less common for that property type and area.
Every result is supported by a property count. Larger samples generally produce more stable benchmarks, although a large sample cannot remove every limitation or recording issue within EPC data.
The dashboard uses the following sample descriptions:
Strong means 500 or more properties
Moderate means 200 to 499 properties
Limited means 50 to 199 properties
Insufficient means fewer than 50 properties
Results based on limited samples should be treated as indicative. Results with fewer than 50 properties may be suppressed.
The sample can reduce significantly when you combine a less common property type with a small geographic area. This is particularly relevant for categories such as terraced bungalows.
The figures describe total internal floor area which is the measure typically used for determining an EPC. They do not determine the number of bedrooms or the size of the plot.

Defining characteristic: No walls shared with another dwelling
A detached house stands independently and does not share an external wall with another home. This normally provides more freedom over windows, entrances and the internal arrangement because all sides of the building are exposed.
Detached houses are the largest property group (by area) in this analysis and is most relevant to a self builder.
A detached house may provide greater design freedom, but it does not automatically require a very large plot. The required plot will depend on the building footprint, number of storeys, access, parking, garden requirements, drainage and planning constraints.
Typical floor area: 89 m², approximately 958 sq ft
Middle 50% range: 72 to 116 m²

Defining characteristic: Primarily single-storey and not attached to another dwelling
A detached bungalow provides most or all of its accommodation on one principal floor and does not share walls with another home. Some properties described as bungalows may also contain rooms within the roof.
Single-storey accommodation can improve accessibility and removes the space required for a conventional staircase. It can also make circulation between rooms simpler.
The same total floor area will normally create a larger ground-floor footprint in a bungalow than in a two-storey house. An 89 m² bungalow may have an internal ground-floor plate approaching 89 m², while a two-storey house with the same total area could have an internal floor plate closer to half that size (stating the obvious).
Typical floor area: 86 m², approximately 926 sq ft
Middle 50% range: 75 to 103 m²
Properties analysed: 3,463,131
Defining characteristic: One wall shared with an adjoining house
A semi-detached house usually forms one half of a pair. One side shares a party wall with the neighbouring property while the other side remains exposed.
This arrangement can use land more efficiently than two completely detached houses while still providing an exposed side elevation. Depending on the plot and layout, this may allow side access, additional windows or space for an extension.
Typical floor area: 82 m², approximately 883 sq ft
Middle 50% range: 70 to 96 m²
Properties analysed: 2,878,069
Defining characteristic: Positioned between adjoining homes in a terrace
A mid-terrace house forms part of a continuous row and normally shares party walls on both sides.
This arrangement makes efficient use of land and reduces the amount of exposed external wall. However, it can limit side access, side-facing windows and opportunities to extend sideways. Natural light, circulation and access to the rear of the plot therefore require careful consideration.
Terraces include everything from compact workers’ cottages to substantially larger period townhouses.
This dashboard includes enclosed mid-terrace EPC classifications within the mid-terrace house group.
Typical floor area: 81 m², approximately 872 sq ft
Middle 50% range: 70 to 96 m²

Defining characteristic: Positioned at the end of a terrace
An end-terrace house sits at one end of a connected row of homes. It generally shares one party wall, while its other side is exposed similar to a semi-detached house.
The additional external wall can provide more opportunities for windows, access or extension than a mid-terrace house. The end position may also provide a wider plot, although this is not guaranteed.
Interestingly, the national median for end-terrace houses is almost identical to the median for mid-terrace houses. Being at the end of a row therefore does not automatically mean that the house will be substantially larger.
This dashboard includes enclosed end-terrace EPC classifications within the end-terrace house group.
Typical floor area: 60 m², approximately 646 sq ft
Middle 50% range: 51 to 75 m²
Properties analysed: 500,215
Defining characteristic: Primarily single-storey with one shared wall
A semi-detached bungalow provides most or all of its accommodation on one principal floor while sharing a party wall with an adjoining dwelling.
These properties combine single-storey living with a more land-efficient arrangement than two detached bungalows. They are generally more compact than detached bungalows within this dataset.
A smaller total floor area does not necessarily mean that the accommodation will feel inadequate. Removing stairs and using a simple layout can allow a bungalow to use its internal space efficiently.
Typical floor area: 49 m², approximately 527 sq ft
Middle 50% range: 44 to 59 m²
Properties analysed: 212,473
Defining characteristic: Single-storey accommodation within a connected row
Terraced bungalows form part of a connected row of primarily single-storey homes. A dwelling may occupy the middle or end of the terrace.
They make efficient use of land and can provide accessible accommodation within a relatively compact floor area. Mid-terrace examples generally share walls on both sides, while end examples normally share one.
The dashboard combines mid-terrace, end-terrace and enclosed terrace bungalow classifications into one group because these individual categories are less common.
Typical floor area: 55 m², approximately 592 sq ft
Middle 50% range: 45 to 68 m²

Defining characteristic: A self-contained dwelling within a larger building
A flat is normally arranged on one level within a larger building. A maisonette is generally a self-contained dwelling arranged over more than one internal level, although the descriptions can be used inconsistently.
The recorded EPC floor area relates to the individual dwelling rather than the entire building containing it.
Flats and maisonettes have been combined because assessors can record similar dwellings under either description. Built-form descriptions such as detached, semi-detached or terraced may describe the building containing the flat rather than the individual dwelling, so they have not been presented as separate headline property types.
The EPC total floor area is measured to the internal face of the external walls. It includes heated, habitable and internally accessible parts of the main dwelling.
It can include rooms, circulation space, stairs and accessible storage within the occupied dwelling. Balconies and unenclosed spaces are excluded, while unheated spaces clearly separated from the home may also be excluded.
The result should therefore be understood as an internal floor-area measurement.
Different property datasets can use different methods of measuring floor area. This can produce different figures for the same property, so an EPC measurement should not be assumed to match an estate-agent floor plan, planning drawing or Valuation Office Agency record exactly.
The Office for National Statistics explains the differences between EPC and VOA floor-area measurements.
Floor area provides a useful starting point, but it cannot determine the required plot area on its own.
A 120 m² single-storey house may require an internal ground-floor plate approaching 120 m². A two-storey house with the same total floor area might have an internal floor plate of approximately 60 m².
The external footprint would be slightly larger because it includes the thickness of the external walls and that thickness would depend on your chosen construction method.
The plot must then accommodate other requirements, which may include:
Access
Parking and vehicle turning
Front, side and rear gardens
Boundaries and separation distances
Drainage and sustainable drainage systems
Trees and protected habitats
Site levels
Orientation and daylight
Planning-policy requirements
Space required during construction
The dashboard can help establish the scale of the home you might need. A designer, planning consultant or architect will still need to test how that home could sit on a particular site.
Start by finding the total floor area of your existing home.
You can search for an existing certificate using the government’s Find an energy certificate service.
Then write down:
Your current total floor area
What works well
What feels too small
What space is wasted
What is missing
Whether the problem could be solved by a better layout
How much additional space you can genuinely justify
Next, use the dashboard to compare your current home with similar property types in your local authority and postcode district.
If your present home is 85 m² and the typical semi-detached house in your area is also close to 85 m², that gives you a useful reference point. If you decide that your self-build needs to be 160 m², you can then identify whether the additional 75 m² is realistic or just a pipe dream.
The point is to keep your sizing requirements grounded in reality.
The analysis uses domestic EPC records for England and Wales lodged between 2010 and 2026.
The source data originally contained multiple certificates for many properties. A property may receive a new EPC when it is sold, let, constructed or reassessed.
To reduce duplicate counting, the records were grouped using the Unique Property Reference Number. Where several certificates existed for the same valid UPRN, the latest usable certificate within the dataset was retained.
The analysis then:
Removed records without a valid UPRN or lodgement date
Removed records without a usable floor area
Excluded zero and negative floor areas
Applied different minimum floor areas to flats and houses
Excluded floor areas of 5,000 m² or more (imagine the heating bill on that!)
Removed unrecognised or unclassified property combinations
Combined property type and built form into understandable groups
Combined flats and maisonettes into one category
Retained England and Wales records
Calculated the median and percentile ranges for each group
The final analysis contains 15,399,257 property records.
The original EPC data records property type and built form separately. These fields were combined into the following groups:
House and detached became detached house
House and semi-detached became semi-detached house
House and end-terrace became end-terrace house
House and mid-terrace became mid-terrace house
Bungalow and detached became detached bungalow
Bungalow and semi-detached became semi-detached bungalow
Bungalow and terraced forms became terraced bungalow
Flats and maisonettes became flat or maisonette
Enclosed end-terraces were grouped with end-terrace houses, while enclosed mid-terraces were grouped with mid-terrace houses.
A flat recorded within a detached building remains within the flat or maisonette category. Describing it as a detached flat could be misleading because detached refers to the wider building rather than necessarily describing the individual dwelling.
This dashboard is a benchmarking tool. It is not a complete census of every home in England and Wales.
An EPC is generally required when a property is constructed, sold or let. Properties without an EPC are not represented. Government analysis estimates that EPC records cover approximately 71% of the housing stock in England and 67% in Wales, so the register should not be used to count the complete housing stock. Read the government’s EPC coverage and data-quality guidance.
The properties represented may differ from those without EPCs. Homes that have been constructed, sold, rented or reassessed are more likely to appear in the data.
The analysis retains the latest usable certificate within the files, but this does not mean that every certificate reflects the property as it exists today. A house may have been extended, converted or altered since its assessment.
The underlying information was collected for energy assessment rather than architectural measurement, planning or valuation. Recording errors and differences in how assessors classify properties can occur.
The dataset records habitable rooms but does not provide a sufficiently reliable bedroom count. The dashboard therefore does not claim that a particular floor area corresponds to a particular number of bedrooms.
Local-authority boundaries and names can also change. The dashboard reflects the geographic labels recorded in the underlying EPC data.
The dashboard can help you understand:
The typical floor area of different property types
How much those sizes vary
Whether a proposed home is relatively small or large
How national and local results differ
How many records support each result
Whether a local result is based on a strong or limited sample
It cannot tell you:
How many bedrooms a property contains
The quality of its layout
Its external dimensions
Its precise building footprint
The size of plot required
Whether planning permission will be granted
What the building will cost
Whether a particular floor area will meet your household’s needs
Use the figures to establish a realistic starting point. Then test that starting point against your household, your budget and the constraints of the plot.
The purpose of this tool is not to tell you how large your self-build should be.
It is intended to give you enough evidence to question your assumptions.
Before ruling out smaller plots, compare the proposed home with the space you already occupy. Look at what comparable properties provide locally. Identify which additional rooms and areas you genuinely need.
You may still conclude that you need a significantly larger home and plot. The difference is that the decision will be grounded in a specification rather than an undefined feeling that more space must be better.
